These areas were relatively unknown a few years ago but are now rapidly developing communities attracting renters.
In areas closer to the city center like Jumeirah Village Circle (JVC), Silicon Oasis, Arjan, or Dubailand, rents have increased significantly over the past few years, making these areas no longer cheap options. Renters are increasingly moving closer to the city's edge to find affordable housing options.

Despite not being the cheapest area, Jumeirah Village Circle (JVC) remains a popular choice among tenants. In January and February, about 1,300 rental contracts were signed here monthly, with an average annual rent of 70,000 dirhams. This area also illustrates how quickly Dubai is developing, as the JVC was recently considered remote.
