Parking Revolution Begins in Dubai's Malls

The company, Parkin, has announced that it will introduce its advanced parking management system in three more major malls, using smart cameras, license plate recognition technology, and automated control solutions to organize the crowded parking lots. The new system will appear in Dubai Festival City Mall, Festival Plaza, and Arabian Center, where enforcement of parking rules may significantly tighten in the coming years.
This development is not only a technological innovation but also part of a comprehensive urban strategy aimed at enhancing Dubai's transportation and shopping experience to a higher level. In recent years, the city has introduced more and more smart systems in road, transportation, parking, and infrastructure areas, with mall parking lots now in focus.
Increasing Problem of Illegal Parking
Dubai's malls are extremely popular, especially on weekends, holidays, and during sales periods. Parking lots often fill up by the morning, causing prolonged searches, congestion, and tension among drivers. Illegal parking is a particularly significant issue in places where designated spaces are provided for disabled or special needs visitors.
The new system will particularly monitor so-called POD parking spaces, reserved for people with disabilities. Across the three new locations, there are over a hundred such spaces. The system will oversee 61 designated spots at Dubai Festival City Mall, 30 at Festival Plaza, and 16 in Arabian Center's parking lot.
The goal is clear: to prevent unauthorized vehicles from occupying these spaces and to ensure that they remain accessible to those who need them.
Five-Year Agreement Begins
A five-year cooperation agreement has been forged between Parkin and Al Futtaim Group. Al Futtaim operates several major shopping centers and commercial facilities in Dubai, thus the agreement could have a long-term impact on urban parking culture.
As part of the cooperation, Parkin will carry out comprehensive tasks. It will not only be responsible for enforcing parking regulations but also for issuing fines, verifying them, and handling customer complaints and disputes.
This is particularly interesting as Dubai is increasingly shifting towards automated systems. Gradually, the place of human supervision is being replaced by cameras, sensors, and AI-supported systems. In the parking sector, this can be particularly noticeable, as license plate recognition technology can already monitor vehicle movements in real-time.
License Plate Recognition Cameras Will Monitor
One of the most important innovations will be the application of License Plate Recognition technology, or cameras that automatically identify vehicles, track their movement, and immediately signal if a violation occurs.
The technology not only allows for faster checks but also ensures more accurate operation. The system can automatically record if a vehicle illegally stops in a special parking spot, parks in the wrong place, or obstructs traffic in the parking area.
For Dubai, this is especially important because the city’s population and vehicle traffic are continuously growing. Managing parking in modern malls can no longer be solved by traditional methods alone.
Another advantage of smart cameras is that they can significantly reduce conflicts. The system objectively records violations, leading to fewer disputes between drivers and operators.
Customer Experience Also Plays an Important Role

Dubai Mall and Dubai Hills Mall Also Affected
Parkin's expansion does not stop at these three malls. The company recently announced a similar collaboration with Emaar, which involves modernizing the parking systems of Dubai Mall, Dubai Hills Mall, and Marina Mall.
This indicates that a gradually more unified and technologically advanced parking regulation may appear throughout Dubai's shopping center network.
The goal is similar in all cases: to improve traffic flow, reduce violations, and ensure proper use of parking spaces.
